After all you’ve demonstrated some commitment. So when they show you just two developments, neither of which fit any of your previously outlined criteria, and then make their excuses to attend a barbecue, you’re going to be a little bit miffed. Incredibly, that’s exactly what happened to Brazil house hunter Malcolm Ray. Malcolm Ray, 37, originally from close to Edinburgh but now managing his own building company in Spain’s Alicante for the past five years, was initially planning to buy an investment property in the Costa Blanca region. A few years back he could have snapped up a three bedder for under 100,000 euros and then rented it out for income. However, it was Malcolm’s workmen who turned his attention to South America. His team of Brazilian brickies all said that their home nation was not only stunning but one to watch for a serious investment. So Malcolm embarked on some internet research. Malcolm picks up the story, “Satisfied that my workmen were onto something I entered into dialogue with a Brazil real estate agent and arranged a week-long inspection trip. The deal was that if I bought through them my out-of-pocket flights and accommodation would be refunded - as a serious buyer I was comfortable with that arrangement. Prior to travel I’d made it clear that I was after a property suitable for year-round holiday rental and occasional personal use when my business allowed. I was expecting to be shown dozens of homes that matched my requirements but the reality was very different.” “In that week, the agent on the ground showed me just two projects,” explains Malcolm, “one was a high-rise in Natal city centre and the other in remote, under-developed Buzios. It didn’t take a genius to work out that both were unsuited to the year-round holiday rental I’d specifically asked for. The agent just didn’t seem interested, appeared to be showing me what they wanted me to buy rather than what I wanted to buy and, instead of rectifying the situation, sloped off to a social engagement. I felt incredibly short-changed.” Luckily Malcolm had already made contact with www.uv10.com, specialist Brazil real estate agents, when he was at research stages and made a desperate call to them from Natal in the hope that his time and money spent on a week in Brazil wouldn’t be wasted. Sales and Marketing Director, Samantha Gore, suggested he make his way to Pipa, some 80km south of Natal, where her contacts could show him some property that ticked his boxes. Malcolm continues, “I’ve been around the world and seen a lot of places but I have never been anywhere like Pipa in my life. The beaches are incredible and the people just want to party and dance, it’s so social. As soon as I met with the representative from Pipa Beleza, a Spa resort close to Pipa’s bustling centre and sandy beaches, I felt comfortable. Although at the time, October 2008, construction had only just started, I could see the vision and was excited by Pipa Beleza’s potential. The deposit left my back pocket and went on a two bedroom apartment with private garden for 83,000 euros. The trip was finally worth it.” Malcolm finishes, “Since being back in Spain I have contacted Samantha and her team at www.uv10.com on numerous occasions with queries and have found them to be nothing short of excellent. Unlike some agents who drop you as soon as they’ve got your commission, www.uv10.com constantly update me on progress including conveying the news that the scheduled delivery date of October 2009 had been precisely met. An unexpected pleasure in the construction industry.” Does Malcolm offer any advice for would-be Brazil property buyers, “Get out there, go and meet the developers, view the site. I browse the internet forums and read horror stories from those who’ve bought off-plan over the phone having never set foot in Brazil. Although this strategy can work, you have to do your own research and be responsible for your own decisions. Although my experience started rather farcically, I’ve ended up with the ideal investment property in Pipa.” Just one unit remains from the developer at Pipa Beleza – a two bedroom 66m² apartment with 56m² of private garden for 265,000 Reais (approx. 93,000 GBP) unfurnished. However, there are also two prime resale units – a fully furnished two bedroom two bathroom 85m² penthouse with panoramic sea views and rooftop Jacuzzi on the 33m² terrace available below market value at 350,000 Reais (approx. 123,000 GBP) and a fully furnished three bedroom three bathroom 124m² villa with sea views from the 32m² roof terrace complete with Jacuzzi surrounded by 178m² of private corner-plot garden at 595,000 Reais (approx. 210,000 GBP).
